A six-story, 40-unit mixed-use tower is replacing a one-story building at 26 Pearl St in Downtown Framingham.
The project will displace two local nonprofits, including Daniel's Table, to make room for 40 apartments and ground-floor commercial space. Residents in the downtown area should expect increased construction traffic and potential road closures as the project moves into the demolition and excavation phases.
The developer has accelerated the timeline, filing 11 permits in just 90 days. This cluster of activity includes nine permits for demolition and initial site work, followed by electrical and utility upgrades in early July. The site at 26 Pearl St, 01702, is part of a larger infrastructure push in the downtown core to ensure utility grids can support increased residential density.
While the Planning Board approved the six-story design in September 2023, the current volume of permits indicates the project is now moving from planning to active construction.
